Paramount Property Management was started over nine years ago to fill a very specific niche in the market.  It was apparent that there were not any dependable companies out there handling single family and small multi-family rental properties at a price that was acceptable to the average investment owner.  Paramount Property Management was founded to fill that niche and has been doing so for over nine years!

Paramount Property Management provides investors with unrivaled superior service in the Cincinnati area.  Chris DeSelms oversees the day to day operations of the company.  Chris has been a real estate investor and property manager for over 9 years and has an excellent track record of improving occupancy and long term ROI for property investors!  Chris and his staff work together as a team to manage a large portfolio of properties consisting of single family homes, apartment buildings and condominium communities.

Shannon Vereen is a seasoned financial and operations manager with over eight years of real estate, financial management, property management and development experience. Shannon’s eight year background in the real estate industry includes positions in accounting, financial reporting, acquisitions and dispositions, market studies and asset management. Since the early 2000's, Mrs. Vereen has directed and overseen the efforts of numerous investment properties in order to maximize the value of each asset and meet ownership's objectives. Mrs. Vereen holds multiple industry designations including her CAM license as well as several other certifications focusing on finance, accounting and trend analysis.

Paramount Property Management bases their success on the following: 

• Providing the highest quality management services to the investor regardless of the amount of units they own.  Most companies would rather manage large apartment/condo communities only.  Paramount specializes in providing professional management services for single family homes as well as apartment and condo communities.

• Paramount maintains the properties as if they were their own.  Maintenance services are provided in-house as much as possible, these services are not contracted out, therefore maintenance issues are completed properly and in a timely manner.

Our fees are simple, and we made them that way on purpose.  We charge 8% of the gross receipts (rents, coin laundry, etc), $45 per hour for maintenance, and $450 for tenant placements.  We don't have a bunch of hidden fees and we don't mark up the materials like most companies do.  We purposely keep the fee structure as simple as possible so that you know what to expect from month to month. 

 Paramount Property Management will provide, but is not limited to, the following services:

1. We will send each current resident a personalized letter introducing ourselves.
2. The letter will include instructions on rent payments as well as repair requests. (We do have a 24 hour emergency number)
3. Any issues that need to be addressed will be handled through our office. (Parking issues, grounds cleanup, halls, etc.)
4. All resident issues will be addressed through our office. (Rent increases, Section 8 paperwork, etc.)
5. All marketing and rentals will be handled through our office. (Newspaper advertisements, scheduling and showings, application process, etc.)
6. All application processes, screening, and move in procedures will be completed.
7. Monthly financial reports will be mailed no later than the 15th of the month.
8. Quarterly inspections and furnace filter changes are performed.
9. We take every step necessary in the rental collection process including evictions when necessary.
